PROBLEMS IN INFRASTRUCTURE AND SERVICES IN STUDIOName: Carmen Sara Nohelia Gutiérrez EscajadilloNIF: 315235381Dear SirsI have been living in Coimbra since November 2022. At that moment, I rented a studio to SafeRent company located on Guerra Junqueiro Street. The previous study was a small space for that reason, I requested the change to a larger place, and at the beginning of March, the company informed me that they had one available for April.Following, I will point out all the details before/during the rental of this new studio:1. Before moving to the space mentioned above, I requested photos for several weeks to visualize the conditions of the furniture and appliances. On the contract page 5, the referential images must appear on the company's website, but they do not have it updated, and the study does not appear in the list https://saferentcoimbra.com/residencia/academica/. A couple of days before moving out, they presented me with detailed pictures of the place in the company's office nevertheless, they never showed me pictures of the whole space.2. On the day of the moving out, the person in charge of the process showed me the place, and she made a list of all the problems. She confirmed that the company would improve them in the following weeks. However, they never sent me the list, and until now, many are still pending, as I will indicate in the next point.3. Since moving out, I have requested attention to all the identified problems unfortunately, the service is lousy. The attachment shows the image of the first written communication I sent to the maintenance manager on April 5th (I sent him voice messages before without any replay answer). At this point, I will indicate whether the problem has been solved or is still pending.3.1. Stinky mattress with stains (It was solved on April 20th. After 20 days, I moved out)The mattress had an indescribable smell and huge stains that did not come out for any reason. At that moment, I tried to remove them with bicarbonate however, it didn't work. On April 10th, the maintenance service cleaned the mattress, but the smell continued. I could not sleep well because it was so uncomfortable, and I wrote to the maintenance manager many times until he told me they would buy a new one. It arrived on April 20th.3.2 Shower door detached (Solved on April 6th. After six days, I moved out)The shower door was detached from the bottom and top of the sliding system. I was terrified because the system could fail at any moment, and it could fall into the shower.3.3 Shower faucet without maintenance (It was solved on April 6th. After six days, I moved out)Smoke has started to come out of the shower faucet, which is dangerous. The equipment could have collapsed of course, it was impossible to touch under those circumstances.3.4 Refrigerator with a faulty system (It was solved on April 14th. After 14 days, I moved out)The refrigerator's freezer didn't have a lid, and when I tried to defrost the equipment, it simply turned off. Several products were spoiled because the temperature was impossible to regulate. Again, it was a maintenance problem. 3.5 The sinking of the bathroom tile (PENDING: After 52 days, I moved out)From my perspective as an ex-construction supervisor, the sinking of the bathroom floor may be a concrete pouring process that was not carried out properly during the refurbishing (materials in bad condition or the procedure was done incorrectly). Other causes could be humidity problems which increase the size of the wooden beams allowing their deformation or affecting the other facilities. The solution is to remove the floor to check the cause of the problem, and this procedure does not take one day. It takes many stages, such as the roof's construction sector and the floor's placement and furniture.3.6 Extractor hood with a faulty system (PENDING: After 52 days, I moved out)The extractor hood moves and makes much noise. The movement can generate a detachment of equipment and furniture, which means it can fall into the kitchen and hurt me.3.7 Stickers stains on walls (PENDING: After 52 days, I moved out)In addition, most of the studio’s walls have stickers stains, which the tenant has not cleaned.3.8 Microwave without inside enamel (PENDING: After 52 days, I moved out)The enamel that covers the inside of the microwave continues to come off and emits a sound every time the equipment works. This is dangerous because it can create a spark inside it.In the same way, the contract states on page 5 that the tenant must communicate all defects or anomalies in the rented space, which, as I indicate again, were identified when I moved into the study or during the use of the equipment and facilities. Likewise, on page 6, it is stated that the company that provides the service (SafeRent) is responsible for remodeling or maintaining the services to deliver the studio in good condition since the beginning. However, until now, the study still has problems that need to be solved, and others were solved after 20 days, affecting my work due to the stress and lack of quality sleep.Another essential point, indicated on page 14 of the contract, is cleaning the common areas. These are not maintained, and more bugs have begun to appear due to the change in season. Despite that, the company does not provide a fixed service.Finally, my complaints are based on what is stipulated in the contract. Given all these pending issues, I request a refund of my money corresponding to the first month's rent (410 euros) due to all the prejudice explained.
